Superintendent Luxury/High-End Residential (NYC)
Location: New York City
About the Company
Boutique NYC General Contractor delivering luxury single-family projects townhouse gut renovations, brownstones, duplexes/triplexes, and condo/penthouse build-outs . Meticulous craftsmanship, white-glove client service, and architect-driven collaboration.
The Role
Youll run the jobsite day-to-day - from mobilization through punch - and be the face of the project to clients, architects, and subs. Expect fast-paced schedules, museum-grade finishes, and complex MEP/AV integrations.
Responsibilities
- Own field execution, safety, and quality for high-end residential projects.
- Build and manage look-aheads; drive schedule, logistics, and sequencing.
- Direct daily subcontractor activities; verify scopes, manpower, and production.
- Enforce site safety and NYC DOB compliance; coordinate inspections & permits.
- Protect finishes and manage mockups, samples, and QA/QC checklists.
- Lead client/architect/owner-rep walks; track RFIs, changes, and punchlists.
- Maintain jobsite documentation (e.g., Procore/PlanGrid) and daily reports.
Requirements
- 510+ years as a Superintendent on luxury/high-end residential in NYC.
- Proven delivery of townhouse gut renos, brownstones, apartments, penthouses .
- Mastery of high-finish trades (custom millwork, stone, specialty plaster, glazing).
- Strong MEP coordination.
- NYC processes: DOB scheduling, inspections, TCO/CO closeout.
- Safety creds: OSHA-30 and SST (62-hour) required; SST Supervisor/DOB Site Safety a plus.
- Tech-savvy with Procore/PlanGrid/Bluebeam; sharp drawings/detail reading.
- Calm, polished communicator with clients and design teams.
