Job Title : Director of Property Management

Location : Union, NJ

Salary : Starting at $88,360 per year

About the Company :

Our client, a leading real estate developer, is seeking a highly skilled Director of Property Management to oversee operations at their corporate office in Union, NJ. This role will be responsible for providing strategic oversight and operational leadership for their portfolio of apartment communities, ensuring both financial and operational success. The Director of Property Management will work closely with cross-functional teams, including construction, leasing, and property management, to ensure projects align with the companys goals and deliver on quality and efficiency.

Key Responsibilities :

  • Oversee and direct daily property management operations across the portfolio, including supervising the Management Team
  • Assist in the setup and staff training for new multi-family properties, working alongside development teams and consultants
  • Collaborate with construction and design teams to implement leasing packages and amenities for new construction properties
  • Ensure all property management staff are trained to meet ownership expectations and adhere to company standards
  • Foster staff development and create operational best practices that enhance quality, efficiency, and workforce development
  • Maximize income and manage expenses for each property to enhance value while maintaining high-quality standards
  • Review, approve, and monitor all contracts and expenditures
  • Conduct periodic property inspections and on-site evaluations of the management team
  • Monitor and evaluate leasing performance, diagnosing challenges and developing solutions to achieve lease-up goals
  • Analyze monthly financial and operational reports to ensure alignment with budgetary goals
  • Oversee the annual budgeting process with the management company, accounting department, and owners
  • Monitor accounts receivable collections and coordinate with third-party utility billing providers
  • Prepare and present monthly financial and operational reports to the leadership team
  • Direct and oversee the Property Management Division, including maintenance, leasing, and construction teams
  • Manage rent collections and coordinate tenant/landlord court stipulations as necessary
  • Oversee move-in and move-out processes to ensure timely unit turnover and availability
  • Conduct field inspections to ensure division operations meet company standards for curb appeal and quality
  • Ensure compliance with risk management and insurance requirements to maintain property safety
  • Develop and maintain relationships with suppliers, vendors, municipalities, and government agencies
  • Oversee special projects as required and ensure company policies and goals are followed
  • Lead meetings and training sessions to identify issues and support employee performance and development
  • Manage personnel functions for the division, including interviewing, evaluating, supervising, and training staff to ensure productivity and meet objectives within budget
  • Advocate for and implement technology solutions to improve operational efficiency and enhance customer service
  • Prepare written materials such as correspondence, reports, policy updates, and operating manuals as needed

Qualifications :

  • Bachelors Degree in business or a related field required
  • 5-7 years of multi-family or mixed-use property management experience, with oversight of at least 700 units preferred
  • Experience in lease-up and management of new construction apartment communities
  • Proficiency in Appfolio and Microsoft Office required
  • Strong organizational and multi-tasking skills with the ability to manage changing priorities
  • Excellent written and verbal communication skills
  • Knowledge of residential marketing, property management laws, Fair Housing, ADA compliance, and financial practices
  • Ability to travel as required to properties, conferences, and meetings
  • Demonstrated ability to lead and mentor teams in a collaborative, goal-oriented environment
